Damage to Building & Reminder Regarding Move-In/Move-Out Procedures

It has come to the Board's attention that two move-outs were conducted on the property last weekend resulting in significant property damage: the front right driveway pillar was struck by a moving truck causing the pillar to collapse, and the stone retaining wall abutting the stairs in the back parking lot was also struck with a moving truck, causing significant damage to the retaining wall that led to the closure of the back staircase until proper repairs can be made.
The Board would like to take this opportunity to remind all homeowners of the move-in and move-out procedures outlined in our by-laws. Please note that these procedures apply to homeowners and their tenants.
All move-in and move-out procedures must be on-notice to our property manager, CDT Management, and scheduled at least two weeks in advance.
Homeowners are responsible for obtaining a certificate of insurance from any movers who will be present on the property.
A move-in/move-out deposit must be sent to CDT Management by the Homeowner in advance of any move-in or move-out procedure.
Moving vans are prohibited from being in the fire lanes as it is a violation of the city code. Moving vans may not be placed in any area where they obstruct the movement of other resident's vehicles.
Homeowners will be held responsible for any damages caused by their tenants, it is the responsibility of the homeowner to pursue reimbursement from their former tenants.
Regarding repairs, a masonry specialist was present on the property earlier today to conduct an assessment of the damages and prepare a quote for the cost of repairs. The Board is working alongside the masonry company to ensure that these repairs are completed expeditiously, hopefully within the week. The stairs will remain closed to resident use until the proper repairs have been completed, please utilize the archway stairwells to access the back parking lot and the dumpsters. We sincerely apologize for any inconvenience this may cause.
