Spring 2024 Newsletter: Upcoming Homeowners Meeting, Board Election, and Bylaw Refresh

Dear Residents,

We hope everyone has been enjoying the warming weather. As spring blossoms around us, we wanted to share some updates and upcoming events. We have made several improvements over the past few months and have some exciting projects on the horizon.

Annual Homeowners Meeting

Our Annual WPC Homeowners Meeting is on June 17th at 6:30 PM EST via Zoom. We will review the past year, discuss upcoming projects, and discuss our plans to update the bylaws for the first time since 1980. Your feedback is highly encouraged.

Two board seats are up for re-election. Interested residents are invited to apply, and an online form will be sent out for ballot collection.

We encourage all homeowners to attend and meet Maria Monaldo, president of CDT Management. A Zoom link will be sent shortly before the meeting. After, join us for an optional courtyard gathering to meet your neighbors.

Garage Maintenance & Etiquette

We kindly remind everyone to maintain proper garage etiquette to ensure a safe and pleasant environment for all. Please avoid storing perishable items in the garage, as these can attract rodents and other pests. Proper disposal of trash and securing any food items inside your units will help keep our community clean and pest-free. Thank you for your cooperation in keeping our garage orderly and hygienic.

Capital Improvements & Upkeep Updates

Parking Lot & Driveway

  • We have contracted a paving company to patch existing potholes and improve the overall condition of our driveway and parking lot, scheduled ASAP.

  • A full repaving will be considered in the future based on financial circumstances and priorities.

Lighting

  • Two lights in the front parking lot have been upgraded to efficient LED lighting, with plans to update the back parking lot lighting soon.

  • Internal wall sconces throughout the archways have been replaced to improve aesthetics and functionality.

Courtyard

  • A new cut-flower garden has been added for residents to enjoy, featuring a solar-powered bird bath.

  • Several veggies and grow bags have been planted and are available for residents.

  • Hanging lights damaged in a storm have been repaired.

Fencing

  • We are negotiating with our neighboring coop, Tanglewood Gardens, to possibly share the costs of a full fence replacement, as our current fence is in poor condition.

Fire Alerting System

  • We are reviewing quotes to install a fire alerting system to ensure compliance with fire code requirements.

Tree Maintenance

  • Preventive tree trimming and maintenance will be conducted soon to minimize roof damage during storms and address other risk hazards.

Roofing

  • We are evaluating the condition of our roof. Given that the last replacement was over 20 years ago, another replacement may be needed soon.

We want to assure everyone that the board is diligently working to maintain our property while carefully managing costs. Although the rising expenses of property maintenance and insurance have been challenging, we remain optimistic that, with the community's support, we will achieve success in the coming years.
